Selling a home is a business transaction. Most homeowners, upon making the decision to sell, find the process overwhelming. A good Realtor recognizes this and will know how to make the process as smooth and timely as possible.

Seven Major Steps to selling your home:

  1. Prepare yourself to sell. Realistically and objectively look at your home and be willing to recognize that the buying public has no emotional attachment to the property and may not view it as you do.

  2. Prepare the house. The average buyer looks at 12 homes before making a decision. How does your house compare to others in the same price range? In most cases the home may need a little polish to compete, however it may need major work. Be realistic.

  3. Decide on a Realtor. Don't base this important decision on which Realtor gives you the highest price. In many instances the price has been inflated to "get the listing" and you will waste precious marketing time and ultimately be met with frustration and disappointment realizing a lower selling price than if the property had been priced competitively to begin with.

  4. Market and show your home. Your Realtor should discuss the strategy with you and you both should agree on a plan. Don't be afraid to modify the plan if you are not getting results.

  5. Negotiate an offer to a successful outcome. This is where an experienced Realtor is a must. A level, clear head, keeping in mind the ultimate goal, is critical to ensure the outcome you desire.

  6. The closing. Your Realtor should be informing you of all the steps involved in a smooth transfer and handling the details for you.

  7. The last step, of course, buying your new home. Sellers should do many things in advance of the actual closing on their home. Your Realtor will help you.
